There's still a lot of open land in
the mid- and upper Hudson Valley.
This makes the area very desirable to people who like a quiet
and pastoral
environment.
Less and less land is available for sale, however, so prices keep going up.
In particular, small parcels of 3 to 10 acres are scarce.
Much of the land in Northern Dutchess and Columbia Counties is not available
at all
because of several factors.
For example, many land owners put
portions of large parcels
into a land conservancy, or lease it to a farmer in order to save on taxes.
Other owners keep land in the family and never sell it.
There's
a lot of pressure to keep
subdivisions out, too. Even when land is subdivided, there are
large areas
that have
5 acre zoning.
The price of land in this area runs from around $ 3,000 per acre
to over $
40,000 per acre.
A good guideline for raw land suitable for building is around $10,000
per
acre and up.
If it doesn't already have a Board of Health Approval ( BOHA )
for a septic system,
it can take up to 4 months during the busy season and cost several
thousand dollars.
If you are selling your
land, you can greatly speed the process and receive
a significantly higher
price if you do any of the following:
get a BOHA, survey it, put in a rough driveway, clear portions of it,
or apply for a basic subdivision permit. For large parcels,
it's also very helpful to have some aerial
photographs and a topographic map. |

Also nearby is Great Barrington, Lennox, and the Berkshires in MA
and Lakeville, Kent, and Salisbury, CT
There are too many picturesque towns in the area to mention.

is accessible by 2 trains, 2 major airports, 2 highways
and many scenic country roads.
